There was increased demand for established EC projects such as Coastal Cabana in Pasir Ris, with 29 units sold in May at a median price of $1,827 per square foot. Coastal Cabana has achieved cumulative sales exceeding 81% since its January 2026 launch [2, 3, 4].
Industry experts attributed May’s sales decline to the timing and limited number of new project launches rather than weakening demand. Mohan Sandrasegeran, head of research and data analytics at Singapore Realtors Inc, said "transaction volumes tend to fluctuate based on the timing and number of new projects introduced" [2]. PropNex's Wong Siew Ying added that certain precincts "may provide a useful gauge of buying demand in the area when developers evaluate future government land sales sites in the neighbourhood" [2].
New rules affecting executive condominiums took effect after May 8, introducing a 10-year minimum occupation period and removing the deferred payment scheme for EC projects on land sold after that date [2, 3, 4]. Mohan Sandrasegeran noted, "This may have prompted some eligible buyers to accelerate their purchasing decisions, viewing the development as an opportunity to secure an EC under the previous framework" [2]. The new rules do not apply to three upcoming EC launches at Woodlands Drive 17, Senja Close, and Sembawang, as tenders were awarded before the policy changes [2, 3, 4].
