The Housing and Development Board (HDB) will offer 2,520 Build-To-Order (BTO) flats with wait times of around three years or less in the June 2026 sales exercise, representing more than a third of about 6,900 flats available in the exercise [1, 2, 3, 4, 5, 6].
The flats are spread over three projects. Two are in the new Sembawang North estate: Sembawang Portico, with 875 units, and Sembawang Brook, with 1,160 units. Both projects have shorter wait times of 2 years 7 months and 2 years 9 months respectively. One block in each project will include rental flats [1, 2, 3, 4, 5, 6].
The third project, Kebun Baru Ridge in Ang Mo Kio, offers flats with a longer wait time of about 3 years and 1 month [1, 2, 3, 4, 5, 6].
Sembawang Portico offers 2-room flexi, 3-room, 4-room, and 5-room flats, while Sembawang Brook provides a broader range, including 3Gen flats, spread across five blocks [1, 2, 3, 4, 5, 6].
Both Sembawang projects are located 15 to 20 minutes’ walk from Sembawang MRT station and have limited nearby amenities initially [2, 3, 4, 5, 6]. To address this, a multi-agency BTO Coordination Committee has introduced measures to bring amenities such as cooked food stalls, childcare centres, minimarts, and bus services to residents roughly six months after the first batch of flats are handed over [1, 6]. Future residents can also access established amenities near Sembawang MRT, including Sun Plaza shopping mall and Bukit Canberra sports and community hub [1].
Construction of these flats begins early, often before the sales exercise launches to shorten waiting times. The HDB said, “This enables us to bring forward the design and planning process, so that construction can commence even before the project is launched for sale” [2].
Property analysts expect moderate demand for the Sembawang projects due to the initial lack of MRT accessibility and limited amenities nearby [2, 3, 4, 5, 6].
